The existing Historic Pallottine Seminary at Green Hill is to be completely renovated adhering to Historic guidelines. Upon completion the building will provide living quarters, kitchen and dining facilities, meeting rooms and recreational rooms for Seminarians attending university in the local area. All windows will either be restored to the requirements of historic restoration or new windows installed meeting the same criteria. Existing 30Ó diameter by 40Õ-0Ó high wood columns at the main entry are badly deteriorated and in some case actually settled several inches. These columns are to be jacked into their proper position, repaired and new bases installed to match the original bases. Interior wood framed floors had to be shored and repaired to meet the engineers loading requirements.


Similarly existing wood framed bearing walls had to be repaired. Floors were reframed for installation of a Kone cable elevator and elevator lobbies. The 30Ó walls surrounding the new elevator location had to be underpinned 6Õ-0Ó below their foundation to accommodate the elevator pit. The basement had a severe water infiltration problem and required installation of an underdrain system and waterproofing of the perimeter walls. Complete new plumbing, HVAC, electrical and sprinkler systems installed. All required extensive penetrations through 16Ó to 30Ó stone walls. Exterior handicap ramps are also required, along with new walks, landscaping, new water and sewer lines to service the building.
